These Terms and Conditions govern your use of this website and your booking or stay at our property. By using this website or confirming a reservation, you agree to the terms below.
1. Reservations
- All bookings are subject to availability and confirmation.
- We reserve the right to accept, refuse, or cancel a booking in case of inaccurate information, policy violations, or unforeseen issues.
2. Check-in and Check-out
- Check-in time is after 3:00 PM.
- Check-out time is before 11:00 AM.
- Early check-in or late check-out may be allowed only with prior approval and may attract additional charges.
3. Occupancy
- Maximum occupancy is 12 guests unless otherwise approved in writing.
- Extra charges apply for groups above 8 guests, at INR 2,500 per additional person.
4. House Use
- Guests must follow all house rules, safety rules, and property instructions.
- No parties, events, smoking indoors, or commercial photography are allowed without permission.
- Pets are not permitted unless expressly approved in advance.
5. Cleaning and Damage
- Guests are responsible for keeping the property reasonably clean during their stay.
- Any damage, loss, breakage, or misuse caused by guests or visitors may be charged to the guest.
- A refundable security deposit of INR 8,000 may be collected before or at check-in and returned after inspection, subject to deductions for damage, loss, or rule violations.
6. Additional Charges
- Dishwashing requested from staff will be charged at INR 100 per wash.
- Furniture movement without permission may attract a fine of INR 5,000.
- Additional services such as beds, home-cooked food, or special arrangements may be provided at extra cost and subject to availability.
7. Safety and Pool Use
- Guests must follow all pool and safety instructions provided by the host.
- Use of the pool and common areas is at the guest’s own risk.
- The host is not responsible for injury, loss, or damage resulting from misuse of the property or failure to follow instructions.
8. Website Content
- We make reasonable efforts to ensure that the information on this website is accurate and up to date.
- We do not guarantee that all content, availability, pricing, or facilities will always be free from error.
- We reserve the right to update content, pricing, rules, and services without prior notice.
9. Liability
- To the fullest extent permitted by law, we are not liable for any indirect, incidental, or consequential loss arising from the use of the website or stay at the property.
- Guests are responsible for their personal belongings and valuables.
10. Governing Law
- These terms shall be governed by the laws applicable in India.
- Any disputes shall be subject to the jurisdiction of the relevant courts in Kerala, unless otherwise required by law.
